A charming medieval hamlet, completely separated from the newer part of town. A pinecone-shaped village, with a church set on the top and houses perched on the side of the hill. At night, when the lights are on, the village looks like a “Christmas tree”. It’s entirely pedestrianised.

We are in Castelnuovo Val di Cecina, in the “village of the smoky lands”, as stated in the sign at the entrance. This is the last municipality in the province of Pisa, bordering with the province of Grosseto.

From here, you reach Massa Marittima in 20 minutes, and the Etruscan Coast in 35 minutes. 600 meters above sea level, you’re surrounded by chestnut tree groves, some of which you can walk to directly from the village.

A private owner is selling a house situated in the medieval town centre, easily reachable from the car parks and the main streets where you find shops and facilities.

It has two entrances, three bedrooms, two bathrooms (one with shower, one with bathtub and shower), kitchen (with a gas stove and a wood burning stove), dining room, lounge with corner fireplace, small attic, and a charming ante-room that leads to two of the bedrooms.

Five rooms (the three bedrooms, the dining room and the lounge) have windows that overlook the expanse of roofs and the spectacular valley. The view extends as far as you can see. In season, the swallows circle the sky with their magical flight.

The house has its own dedicated heating system with geothermal heating (very high yield, very low cost), new roof, wooden-beam ceiling with exposed tiles. Surface area: around 90 square meters.
